Q: What is the Superflex program?
Orginally, the Superflexloan Program was limited to only one program for first time buyers in Santa Clara County. Today, it has expanded to include many programs and is for more than just first time buyer loans. It’s main direction is to promote programs that require little or no down payment. Some are specific to household income and size, while others are available to all, with no limitations.
Q: Who can use the Superflex program?
Today there is a program for everyone. We have even included programs that with work with stated income, great for the hard-to-verify incomes. There is one just right for you!
Q: What are the guidelines?
Each program will have different guidelines, so it is important to let us know all the information from the beginning. This way, we can suggest which one will work including cash-to-close or payment ratios.
Q: What kind of loan do I get with the Superflex Program?
Each program is different. Some are 30-year fixed rate loans. Others are fixed for a shorter period of time. Some have mortgage insurance. Others have second trust deeds that eliminate the need for the insurance. Some are below market rate because the State of California is making the money available. Others have lower start rates but will go up over time.
Q: What kind of property can I buy?
The Superflex programs are available for all types of property from condos and townhouses to single family residences. It will depend upon the price range of homes that meet your budget as to what you might purchase.
